APPLICATION REQUIREMENTS

Below are the minimum requirements for each applicant. All adults (18 years of age and older) desiring to reside in the property must complete an application. Please prescreen yourself with these requirements prior to applying as application fees are not refundable. 

If you do not meet ALL of the following requirements your application will be automatically denied:


APPLICATION REQUIREMENTS

  •     Minimum Credit Score of 550* (unless otherwise stated on rental listing)
  •     Fewer than three (3) accounts in Collections with total amount in Collections less than $1,000**
  •     Verifiable Monthly Income of at least three times (3x) the Monthly Rent, and verifiable employment history for the past three (3) years.
  •     No Felony convictions
  •     No Misdemeanor convictions for violent, sexual or weapon offenses
  •     No Eviction history or unpaid balances due to previous landlords
  •     Acceptable rental payment history showing on-time rent payments to previous Landlords
  •     No recent (filed within 7 years) or non-discharged bankruptcies
  •     Cannot be listed on the sex offender registry or the OFAC/terrorist database

Notes: *In cases where multiple applicants are applying together as a group, we will use the average of the applicants' credit scores. If the average credit score is below the minimum requirement, or if any individual applicant is denied for another reason, the entire group will be denied. 

         **Student loans are exempt from the collections calculations


CREDIT REPORTING

Credit reports are provided by Experian, using the VantageScore 3.0 system. No outside or third party credit reports will be accepted.


REQUIRED INCOME DOCUMENTATION

1) Two months of pay stubs

2) Two months of Bank Statements

3) Employment Verification Form

4) Two years of Tax Returns if self-employed


Due to an increase in fraudulent pay stubs submitted to our office, we can no longer accept pay stubs alone as proof of income. As part of the income verification process you will need to submit a copy of your bank statement showing an amount equal to your pay stub going into your bank account each pay period. Your employers' HR representative will also need to complete the Employment Verification Form and submit it to our office.


If self-employed, you will need to submit the previous two years of tax returns as proof of income.


ADDITIONAL VERIFICATION FORMS REQUIRED:

Your application will not be considered complete until the rental application, income verification documents, pet application (if applicable), employment & residency verification forms are submitted.


IF YOU HAVE PETS

Please contact us first to see if this property allows pets. If the property is pet friendly, you must submit and pay for a separate pet application at homesteadpm.petscreening.com in addition to your rental application. Petscreening.com is an independent third party animal screening service. This is a required application process for anyone that owns a household pet. This includes dogs and cats and pets that live in cages such as birds, hamsters, rabbits, and snakes. The pet application fee is set by the screening service, and subject to change. See the Petscreening.com website for more details. 


Once your pet is screened, it will be assigned a "FIDO Score" from 0-5. The score will determine the monthly pet fee that you will pay. If the score is a zero (0), your pet has been denied and your application will not be approved so long as the pet is part of your household. The following dog breeds will automatically score a zero (0) because they are restricted by our landlord insurance policy: Pit Bulls & Staffordshire Terriers, Rottweilers, German Shepherds, Chows, Doberman Pinschers, Akitas, Presa Canarios, Mastiffs, Great Danes, Alaskan Malamutes, Siberian Huskies, Wolf Hybrids.


If your pet scores between a 1 and 5, your pet will be approved at the following monthly fee (Note: all fees subject to change):

FIDO Score of 5 = $25/month. FIDO Score of 4 = $35/month. FIDO Score of 3 = $45/month. FIDO Score of 2 = $70/month. FIDO Score of 1 = $100/month.

In addition to the monthly pet fee, you must also pay a $100 non-refundable pet administration fee, provide proof of renters insurance covering the pet, and sign a Pet Addendum. Failure to declare and screen your pet prior to move-in is a violation of your lease agreement, and will be grounds for eviction.


IF YOU HAVE A SERVICE ANIMAL OR EMOTIONAL SUPPORT ANIMAL

You must submit a separate assistance animal application at homesteadpm.petscreening.com in addition to your rental application. This is a required review process for anyone with a non-obvious disability and disability-related need for an assistance animal. This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request. Once approved, the animal will be added to your lease at no additional monthly cost to you.


YOUR APPLICATION WILL NOT BE CONSIDERED COMPLETE UNTIL THE RENTAL APPLICATION, PET APPLICATION (if applicable), INCOME VERIFICATION, AND RESIDENCY VERIFICATION ARE ALL SUBMITTED. PLEASE GATHER ALL OF THIS INFORMATION BEFORE APPLYING. FAILURE TO PROVIDE MAY RESULT IN YOUR APPLICATION BEING DENIED, AND THE LOSS OF YOUR APPLICATION FEE.

  • Sin condenas menores por delitos violentos, sexuales o de armas
  • Sin historial de desalojo o incumplimiento de pago a propietarios anteriores
  • Historial de pagos de alquiler aceptable que muestre pagos de alquiler a tiempo a propietarios anteriores
  • No quiebras recientes (dentro de 7 años) o canceladas
  • No puede estar en el registro de delincuentes sexuales o en la base de datos OFAC / terrorista.

Nota: * En casos donde la solicitud sea grupal, utilizaremos el promedio de los puntajes de crédito de los solicitantes. Si el puntaje de crédito promedio está por debajo del requisito mínimo, o si se niega a cualquier solicitante individual por otra razón, se negará a todo el grupo.

SI TIENE UN ANIMAL DE SERVICIO O ANIMAL DE APOYO EMOCIONAL

Debe enviar una solicitud de asistencia animal por separado en homesteadpm.petscreening.com además de su solicitud de alquiler. Este es un proceso de revisión requerido para cualquier persona con una discapacidad no obvia y la necesidad relacionada con la discapacidad para tener un animal de asistencia. Este proceso proporciona una forma segura y conforme a HIPAA de enviar una solicitud de acomodación razonable para un animal de asistencia (animales de servicio, animales de apoyo emocional, animales de compañía, etc.) que será revisado por un equipo legal externo para garantizar la solicitud de acomodación cumple con las pautas de la Ley de Equidad de Vivienda de HUD. No hay ningún costo ($ 0) para enviar una solicitud de alojamiento. Asegúrese de conocer las leyes de su estado, si las hay, para enviar una solicitud de alojamiento fraudulenta.
